Add doors and windows or replacing them with models that have different dimensions

Last updated March 21, 2024

Want to add a window to the façade on your building in Montréal, or replace a door in your house with a larger or smaller model? You must comply with the regulations in force, and you are required to obtain a permit.

In each Montréal borough, a permit is required to change the size of existing door or window openings and create new openings.

You are required to comply with natural lighting and ventilation standards. Some buildings also require compliance with energy efficiency standards.

In addition, some areas and properties are subject to particular standards to preserve the neighbourhood’s historic, architectural or landscape value. Additional documentation, such as a Site Planning and Architectural Integration Plan (SPAIP), may be required.

It is recommended that you receive your permit before signing a contract for your renovation project.

Replacement by doors or windows of different dimensions is only allowed on a wall that is not considered to be an exterior wall.

Exterior walls

All exterior walls are included in this requirement, except one that leads to a rear yard.

However, if your property is an architecturally significant building, or if it is located near the Canal de Lachine, all exterior walls are subject to the requirement.

Exceptions

  • You are not allowed to fill in the side window or transom window to a door.
  • Addition of a window below the ground floor that respects the alignment of a window located on the ground floor is allowed, except for a wall opening onto a semi-basement entrance.

Rules to follow

  • Use of polyvinyl chloride (PVC) on the exterior of windows, including the frames, is prohibited throughout the Sud-Ouest. However, you can use a hybrid model.
  • In the case of partial or complete filling in of an opening on a rear wall, the lintel and sill must be removed and the same wall facing as that of the adjacent section of the wall must be used, while respecting the masonry treatment. Does not apply to an opening to a crawl space.
  • Skylights, windows and French doors on a home must comply with “Energy Star®” certification according to criteria established by Natural Resources Canada for Climate Zone 2

Additional requirements in certain areas

In the borough’s heritage areas, replacement elements must have the shape and appearance of those original to the building.

This restriction applies to certain building façades, particularly if they are visible from the street.

To find out if your building is located in one of these areas, view information on the Rosemont–La Petite-Patrie interactive map by following these steps:

  1. Check the “Urbanisme” box in the right-hand column
  2. Input your address in French (e.g. 6244 Boulevard Saint-Laurent) in the box in the top left corner of the map
  3. Click the search result
  4. Click the “Cliquez pour ouvrir” link
  5. You will now have access to a data sheet indicating if your property is located in a heritage area (secteur de valeur patrimonial).

To learn what models are authorized, view the Replacement Doors and Windows document (Portes et fenêtres de remplacement) below.

We recommend that you visit the permit counter for a preliminary evaluation to validate authorized models.
