Buy an immovable at the tax sale

Would you like to buy an immovable put up for sale for failure to pay the taxes? Find out what you need to know to do this.

Immovables put up for sale

When an immovable owner fails to pay their municipal tax account or the immovable transfer duties in full, Montréal can take various measures. As a last resort, if it is unable to collect unpaid balances, Montréal can begin procedures to auction off the immovable.

List of immovables

The list of immovables involved is published in September and regularly updated until the auction, which takes place in November. Immovable owners can pay the tax owed at any time before the sale. This will remove their immovable from the list.

  • Next updates: October 2, 9, 16, 21, 23, 28 and 30, 2026.
  • The final list will be available on November 2, 2026.

2026 Auction sale

The auction sale will be held on Monday, November 2, 2026, at 10 a.m. at the Marché Bonsecours, located at 350, rue Saint-Paul Est.

Interested buyers must:

  • review the terms of sale
  • arrive by 8:30 a.m. on the day of the sale for registration.

Sales process

When a property is put up for sale, interested buyers can go to one of the microphones to present their bid. They must state their name, address and occupation. They must also state whether they are making the bid on their own behalf or for another person or legal entity. The immovable is sold to the highest bidder after 3 calls.

Withdrawal right

Former owners have a period of one year to exercise their right of withdrawal, meaning that they can buy back their immovable from the new buyer. To do so, they must pay the buyer the amount paid on the day of the auction sale plus 10 %. Buyers cannot contest this right.
