RénoPlex: Calculate property value by square metre
To determine if your subsidy application as part of RénoPlex program is receivable, you must calculate your building’s property value per square meter. Follow the instructions below for your calculations.
To calculate the property value per square metre, you will need to know the property value and the total floor area of your building.
4 easy steps
Step 1: Consult your property assessment roll online
Go to the property assessment roll website. Please note that the site is only available in French.
Once you’re on the site, search by address.
Enter the civic number and part of the street name. Select the street from the choices you are offered. Click on “Rechercher” (“Search.”)
If you are the owner of a divided co-ownership, also called a “condo”, you must refer to the property account of each unit in the co-ownership.
Step 2: Make a note of the total floor area
You’ll find this information in section 3, “Caractéristiques de l’unité d’évaluation” (“Characteristics of the assessment unit.”)
In this example, the total floor area is 215.50 m2.
For a divided co-ownership, note the floor area of each unit of the co-ownership.
Step 3: Make a note of the building value
You’ll find this information in section 4: “Property assessment roll values.”
In this example, the building value is $456,400.
In the case of divided co-owned buildings, make a note of the value of each unit.
Step 4: Make your calculation
Divide the building value by the total floor area to get the property value by square metre.
In this example, the calculation is as follows: $456,400 divided by 215.50 m2 = $2,117.87/m2.
For a divided co-ownership, calculate the sum of the building valuations for all units and divide it by the sum of the floor areas of all units.
If your property assessment value is less than or equal to $3,476/m2, you may be eligible for Blocks 1 and 3.
If the property assessment value is less than or equal to the low valuation threshold, you may be eligible for Block 2 work. To check the low valuation threshold per borough, look up the table below.
