Want to install a commercial sign, replace one, or change its structure? In Montréal, a permit is required to install, replace or change a commercial sign. Find out how to get a commercial sign permit.

Some areas and properties are subject to particular standards to preserve the neighbourhood’s historic, architectural or landscape value. Additional documentation, such as a Site Planning and Architectural Integration Plan (SPAIP), may be required.

A commercial sign permit is required to: 

  • Install a commercial sign. 
  • Change the structure of a sign.
  • Replace a sign.

In order to get your permit, please submit an online application or schedule an appointment at the permit counter in your borough.

Prerequisites

For your sign permit application to be receivable, one of the following prerequisites applies:

  • You must provide a valid occupancy permit for a commercial or professional activity
  • You must prove that you recently submitted an application for this permit.

Rules to follow

  • The total area covered by the signs is determined according to their use, the area covered by the establishment, and the level on which the establishment is located.
  • A sign placed on an opening (window, exterior door) must not occupy more than 30 per cent of the opening.
  • A sign must be composed of detached letters in certain cases.
  • A removable or portable sign is prohibited, except in a new establishment under certain conditions.

Specialized contractor

You can have a sign installation contractor submit a permit application on your behalf. The contractor will ensure that the sign is built and installed in compliance with applicable standards.

Urban advisory committee

Your application may have to meet additional requirements and be reviewed by the urban advisory committee (UAC), in accordance with the By-law concerning site planning and architectural integration programs (SPAIP).

Legislation

A commercial sign permit is required to: 

  • Install a new sign 
  • Modify the structure or content displayed
  • Replace a sign
  • Move an existing sign

To obtain a permit, you must make an appointment, and submit an application at our office. Provide the required documents and pay the fees.

Specialized contractor

You can contact a contractor specialized in commercial sign installation to request that he or she submit a permit application on your behalf, with a power of attorney. The contractor will ensure that the sign is built and installed according to the standards in force.

Urban advisory committee

Your permit application could be reviewed by the urban planning advisory committee (CCU), in accordance with the by-law concerning site planning and architectural integration programs (PIIA).

Examples of signs prohibited in the borough

  • Sign painted on a fence, wall (any size), building, shed, private garage or pavement
  • Sign on an inflatable structure suspended in the air
  • Sign painted, installed or attached to a vehicle or trailer
  • Sign that can be mistaken for a road signal panel

  • To-scale plan of the sign, showing its dimensions, its location on the wall, design and text, and method of attachment
  • Specifications on the nature and characteristics of materials used to manufacture the sign, and the lighting method, if any
  • For a sign to be placed on a post or low wall: location plan. This plan must be to scale, and specify the projected location of the sign with regard to lot boundaries, the right-of-way of the nearest street and any building located nearby.
  • In the case of a sign attached to a building: to-scale elevation plan indicating the exact location of the sign
  • Photograph of the structure or building on which the sign will be installed

  • You must prove that you recently submitted an application for this certificate.

You can have a sign installation contractor submit a certificate of authorization application on your behalf. The contractor will ensure that the sign is built and installed in compliance with applicable standards. 

Number of permits

Several sign certificates of authorization can be issued for the same business, provided that they do not exceed the maximum total area authorized for signs.

The permit remains valid for as long as the sign is not changed or until the closure of the establishment.

A permit will be deemed invalid if the installation work is not completed within three months of its issue date. In this case, you will be required to apply for a new permit.
