Replace doors and windows with models that have the same dimensions

Last updated November 22, 2024

Need to replace the doors and windows on your building? You must comply with the regulations in force, and in certain cases, you are required to obtain a permit.

You must meet natural lighting and ventilation standards. Some buildings also require compliance with energy efficiency standards.

In addition, some areas and properties are subject to particular standards to preserve their historic, architectural or landscape value. Additional documentation, such as a Site Planning and Architectural Integration Plan (SPAIP), may be required to obtain the permit.

A permit is required to replace exterior doors and windows with models that have the same dimensions.

Replacement elements must have the shape and appearance of those originally on the building. They must also comply with building typology requirements, in particular the type of opening, subdivisions and colour.

In a heritage area or on a heritage site, additional requirements may apply.

Contact the permit counter to verify the rules applicable to your situation.

A permit is required to replace exterior doors and windows with models that have the same dimensions.

Since, in order to receive a permit, the models submitted must comply with requirements, it is strongly recommended you obtain your permit prior to signing a contract for your project.

Exterior walls

If you’re working on a facade, consult Appendix O of the Le Sud-Ouest urban planning by-law (in French) to determine whether the architectural component you’re replacing is original. If your windows and doors are original, you must keep exactly the same appearance (shape and model). If they are not, please consult Appendix F to choose an authorized model according to your building type and neighbourhood.

All exterior walls are included in this requirement, except one that leads to a rear yard. Certain exceptions apply if your property is an architecturally significant building, in which all exterior walls are included, or if it is located near the Canal de Lachine.

You’ll need to determine whether your building is a significant building or a significant architectural landmark, and whether it’s located in a significant area. Check whether this is the case using the interactive map of Le Sud-Ouest. Check the “Zonage et PIIA” (Zoning and Architectural Plan) filter and enter your address in the text field to launch a search.

Rules to follow

  • Use of polyvinyl chloride (PVC) on the exterior of windows, including the frames, is prohibited throughout the Sud-Ouest. However, you can use a hybrid model.
  • For an architecturally significant building (a property of local interest, a property subject to the Cultural Heritage Act, and places of worship identified in Appendix B), exterior window cladding must be in wood or aluminum
  • All of a home’s skylights, windows and patio doors must be Energy Star® certified according to the criteria set out by Natural Resources Canada for climate zone 2 (minimum energy efficiency of 29)
  • Original glass block must be preserved and reinserted in the opening
  • Original stained-glass windows must be preserved and reinserted in the opening
  • Except in the case of an architecturally significant building, modification of the colour of an original architectural component is allowed
  • Side windows, door transoms and carriage doors must not be blocked.

Documentation

For more information, read Appendices F, O and B of the Urban planning by-law (in French), below.

  • Appendix F: Existing door and window types and authorized replacement models
  • Appendix O: Principal architectural typologies found in the borough
  • Appendix B: Development context, dominant characteristics of the landscape unit, architectural characteristics of buildings, properties and significant sectors, by landscape unit
