Exterior walls

If you’re working on a facade, consult Appendix O of the Le Sud-Ouest urban planning by-law (in French) to determine whether the architectural component you’re replacing is original. If your windows and doors are original, you must keep exactly the same appearance (shape and model). If they are not, please consult Appendix F to choose an authorized model according to your building type and neighbourhood.

All exterior walls are included in this requirement, except one that leads to a rear yard. Certain exceptions apply if your property is an architecturally significant building, in which all exterior walls are included, or if it is located near the Canal de Lachine.

You’ll need to determine whether your building is a significant building or a significant architectural landmark, and whether it’s located in a significant area. Check whether this is the case using the interactive map of Le Sud-Ouest. Check the “Zonage et PIIA” (Zoning and Architectural Plan) filter and enter your address in the text field to launch a search.

Rules to follow

• Use of polyvinyl chloride (PVC) on the exterior of windows, including the frames, is prohibited throughout the Sud-Ouest. However, you can use a hybrid model.
• For an architecturally significant building (a property of local interest, a property subject to the Cultural Heritage Act, and places of worship identified in Appendix B), exterior window cladding must be in wood or aluminum
• All of a home’s skylights, windows and patio doors must be Energy Star® certified according to the criteria set out by Natural Resources Canada for climate zone 2 (minimum energy efficiency of 29)
• Original glass block must be preserved and reinserted in the opening
• Original stained-glass windows must be preserved and reinserted in the opening
• Except in the case of an architecturally significant building, modification of the colour of an original architectural component is allowed
• Side windows, door transoms and carriage doors must not be blocked.

• Rectangular glass that is between 106.6 and 137.1 cm high 
• Full-height rectangular glass that is not tiled or subdivided, in buildings that were built after 1940

The glass portion of the door must be transparent and unified or present a fine texture without patterns or tiles on any part. 

Other applicable standards

When a door is replaced, transom windows must be maintained or recreated.

Authorized replacement windows vary from one type of building to another. For example, glass in the doors of wartime housing-type homes can have tiles and its height can be less than 106.6 cm.

Glass in the doors of a balcony on floors above the ground floor can be shorter and include a sash window.

All doors on the same façade must be the same colour, except for front doors, which can be wooden or darker in colour.
