How to obtain the documents required to apply for a permit

Are you preparing to apply for a permit? Find out which supporting documents may be required and how to obtain them.

In general, a permit is required to carry out exterior renovations. You will be required to include various supporting documents with your application, depending on the type of renovation you have planned.

The following documents are often needed to review a permit application:

This document shows the dimensions of the land and identifies the lots and the layout of the building(s). It is generally among the documents held by a property owner.

A new certificate of location must be issued every five to 10 years.

How to obtain one: This document is issued by a land surveyor.

The building specification sheet, or statement of compliance, is required to carry out major construction or conversion work. It  is made up of two parts:

  • Part A: The building specification sheet contains all the important information on the building concerned and the work to carry out.
  • Part B: The statement of compliance, which must be signed by a professional, the designer or the owner. By signing this document, the latter stipulate that the plans submitted with the permit application comply with the By-law concerning the construction and conversion of buildings and, within their respective mandates, that the work will be compliant with the same by-law.

The professional in charge of your work will be able to tell you which of the two following documents must be submitted with your permit application:

  • Building specification sheet for a building exempt (in French) from the Building Act
  • Building specification sheet for a building not exempt (in French) from the Building Act

This document includes complete details (materials, dimensions, colour, etc.) on the building elements (doors, windows, cladding materials) you plan to install.

How to obtain it: This document is issued by the manufacturer.

A landscaping plan is a technical and graphic representation of the landscaping elements illustrated in their context.

It consists of a horizontal plane drawn to scale, illustrating the landscaping planned on your land, and it makes it possible to determine the percentage of green space. It is also used to assess the cohesiveness between the built environment and the vegetation.

How to obtain it: This document is generally issued by a landscape architect.  A sample landscaping plan is presented at the bottom of the page (in French).

An elevation drawing is a technical and graphic representation of the wall affected by your work. It is a vertical projection of the wall and components, against a horizontal plane drawn to a minimum scale of 1: 100 or 1/8’’ = 1’ - 0’’.

How to obtain one: This document is generally issued by an architect or a technologist (including an interior designer).

A structure plan is a technical and graphic representation of the structural elements of a construction or a set of constructions. It is drawn to a minimum scale of 1: 100 or 1/8’’ = 1’ - 0’’.

How to obtain it: The document is issued, signed and sealed by a structural engineer or an architect.

A ventilation plan is a technical and graphic representation of the ventilation, heating and air conditioning elements (HVAC) of a construction or a set of constructions on a horizontal plane drawn to scale.

How to obtain it: This document is generally issued by an engineer or an architect.

This is a written document through which you grant another person the authority to act on your behalf.

How to obtain it: You can produce a power of attorney document on your own.
