The city is offering several lots for sale (land with or without buildings) to stimulate its economic development. The selected projects must reflect the priorities of the strategic plan Montréal 2030:

This approach lets Montréal guide its development by promoting projects that align with its vision of a dynamic, sustainable and prosperous city. 

The available land is intended for various economic uses (commercial or industrial). The land come from the municipal land reserve and direct acquisitions made by the city.

Eligible organizations and projects

Organizations

Proposals may be submitted by:

  • Any legally incorporated Canadian organization
  • Any international company with a legally incorporated subsidiary in Canada

Desired projects

The City favors projects that will contribute to its economic and urban development objectives, while meeting its specific expectations for the land in question. Projects must also be adapted to the specific characteristics of the site. These expectations and particularities are detailed in the site information sheet.

Project developers are also encouraged to incorporate as far as possible the recommendations of the Handbooks of Best Practices for Industrial Projects, to ensure high standards of sustainable development, design and urban integration.

Buying land

Main steps in the purchasing process

1. Land search
  • You can view all the land available for sale in the interactive map below.
  • Click on any area to access the information sheet for the land you are interested in.
2. Expression of interest
  • Contact the Service du développement économique by email to express your interest and start the dialogue.
3. Negotiations
  • The team will provide you with the documents and information you need to support your project.
  • You may be asked to attend a meeting to discuss your proposal.
4. Transaction and approval
  • If your project is selected, you will be put in touch with the Service de la stratégie immobilière to finalize the transaction.
  • The deed of sale will be submitted to the decision-making bodies for approval.

Price of land

The prices displayed on information sheets are revised at the beginning of each year. The final sale price may be subject to negotiation depending on the specific features of the project presented and the financial constraints that may influence the value.

Project selection

The city takes a flexible and dynamic approach to maximize the impact of selected projects. It reserves the right, at any time, to exercise the following prerogatives:

  • Evaluate proposals regardless of the order in which they were submitted.
  • Engage in discussions or negotiations with several companies interested in the same plot of land.
  • Adjust, add, or remove requirements related to a plot.
  • End negotiations.
  • Choose the proposal that it considers most relevant.
  • Withdraw the land from sale.
