Permits: what you need to know
Before going ahead with your project, or committing to and signing a commercial lease, it is essential to know if the activities you intend to carry out with your business in your desired location are, in fact, permitted. Here are the most frequently required permits, whether to open, transform or operate a business. Issuance times and costs vary depending on the type of permit required.
Obtaining this document is the most important step in starting your business activities. It certifies that the activities carried out in your business comply with the urban planning bylaw of the borough of Pierrefonds-Roxboro as well as with the specific uses of the occupied zone.
A new certificate is required if there is a change in ownership of the place of business or a change in use.
This permit certifies that your work complies with the borough’s bylaws. Most all work requires this permit or when the use of premises are changed. Always check with the borough to see if your work requires a permit or authorization.
Are you planning to carry out work that requires occupying public space: for example, to install a sign, a container or scaffolding that would encroach on the sidewalk or a parking space? The occupation of such public space requires a temporary occupancy permit or obstruction permit.
Certain fees will apply depending on the type of occupation, obstruction (street, local or arterial road) or parking space and the number of days of use of the public domain.
A good-looking commercial sign helps attract customers and beautify the front of your business. A permit is required for installation. It is suggested that you hire a sign professional. You must apply for a permit to install a sign or modify an existing one. If applicable, a certificate is required for each sign. The previous tenant’s sign must be removed.
Urban Planning Advisory Committee
If you are planning to carry out work on the exterior surface of your building, you must send a request to the Pierrefonds-Roxboro Urban Planning Advisory Committee for review. The Committee will then be in charge of recommending the acceptance of your work to the members of Borough Council. If they are in agreement, they will then have to approve it.
Approval delays are to be expected according to the meeting schedule of the Committee and Council.
