The following overview tells you all you need to know about terraces, balconies, verandas and stoops.

Minor repairs and maintenance

In most cases, a permit is not required to maintain or repair a terrace, balcony, veranda or stoop.

You must notify the permit counter if the materials you use for repairs are different from the original materials. Please notify the permit counter before purchasing your materials, and make sure to provide a professional quality plan.

Construction, alteration and replacement

With rare exceptions, you must get a permit before building, extending, altering or replacing a terrace, balcony, veranda or stoop.

Before submitting a permit application, please contact the permit counter in the borough where the work will be done to get information on the standards applied to:

  • the distance between the protruding element and the property limits
  • the dimensions of the structure
  • the height of the floor in relation to the ground
  • the height of the railing and the space between the bars
  • the type of screen authorized, if applicable
  • the materials used
  • the number of protruding elements authorized (e.g., number of balconies per façade)
  • the size and number of windows beneath the protruding element (by-law concerning natural light)
