Permit fees

Processing fees for permit applications vary based on the projected cost of the work. You will be required to pay $9.80 for every $1,000 of work.

Regardless of the amount of work, you will be required to pay a minimum:

  • $161 for a strictly residential building
  • $473 for a commercial, industrial, institutional or mixed-use building. The projected costs must include all fees associated with the work (ex. plans, labour, equipment), taxes included.

Additional fees may apply if your building or the area in which it is located has historic value or is subject to specific architectural standards.

The fees are non-refundable.

A permit is required to replace the covering on a sloped roof.

Prohibited materials

The following materials are prohibited:

  • tar paper or mineral surface roll roofing
  • non-architectural sheet metal
  • any material that is unfinished in appearance or non-architectural

Minor repairs and maintenance

Major repairs

A permit is required to replace a sloped roof covering or change the structure of the roof.

The new siding must be:

  • made from material whose format, colour and texture are identical to those of the material being replaced, if it is the original material or if the characteristics of the original material are documented.
  • made from material whose format, colour and texture are identical to those of a material found on separate building. This building must be of the same type as your building, must have been built five years before or five years after your building was built, and must be located on the same section of the street. The original material on the roof of this building must be preserved or its characteristics must be documented.

Authorized materials

The following materials are authorized when installing or replacing a sloped roof for Housing- or Business-type use (except for class C9):

  • asphalt shingles or metallic covering that imitates asphalt shingles in shape and texture 
  • tinned copper
  • enamelled, galvanized or stainless steel
  • cedar shingle or synthetic or recycled material roof covering that imitates cedar shingle in shape or appearance

Wartime-type housing

Only asphalt shingle in a uniform colour is authorized on a main building or an accessory building.
