Need to repair the exterior siding on your home? Want to completely replace the exterior siding on a building? You must comply with the regulations in force, and in certain cases, you are required to obtain a permit.
Depending on the scope of the work and the borough in which your building is located, you may require a permit to repair or replace your exterior siding.
In addition, some areas and properties are subject to particular standards to preserve the neighbourhood’s historic, architectural or landscape value. Additional documentation, such as a Site Planning and Architectural Integration Plan (SPAIP), may be required to obtain the permit.

You do not need a permit for the maintenance or repair of the building envelope (siding) that uses identical materials, colour, texture and form.
Replace exterior siding
You must obtain a permit to replace, in whole or in part, the exterior siding of a wall, whether the colour, texture or form. Depending on the requirements of Québec’s building code, non-flammable materials may be required.
Prohibited materials
The following materials are prohibited:
- plastic membrane, tar paper, mineral or vinyl surface roll roofing, and similar roll roofing
- particleboard panels, material not designed for exterior use or unfinished in appearance
- glass, mirror and any other material with an exterior daytime light reflection rate higher than 20 per cent over more than five per cent of the surface of a façade, including openings
- asphalt shingles, except for a coping
Transparent panels and solariums composed of flexible membranes of polycarbonate or other plastic materials are prohibited in all areas.
Building appearance
In most cases, 80 per cent of the facade of a building must be clad in masonry and this masonry must continue partially on lateral walls.
However, for a detached building located in a zone where only buildings of one dwelling (category H.1) are authorized, these requirements do not apply.
Semi-detached and contiguous buildings
The facing of a building extending as far as the common line with a similar building must be the same in form, colour and texture.
If the building is located in a heritage area or on a heritage site, additional requirements may apply.

Major repairs
A permit is required to replace more than 50 per cent of the siding on an exterior wall or to replace the siding on a building with heritage interest.
Authorized materials
If the façade of a building located in an area of significant value is visible from the street, you must ensure that the replacement siding has the same form, appearance, texture, colour and modulation as the original siding. This requirement also applies to coping, lintels and apron walls.
You must also ensure that the exterior siding on your building harmonizes with the siding on neighbouring buildings. Only use authorized materials. For example, if you must opt for brick siding, it must have the following characteristics:
- clay bricks
- fine-grained texture
- colour similar to the dominant colour in the area
- metric modular or Québec format
- present in a masonry construction
A building not located in an area of significant value can have siding in a different colour than the original, provided that the colour is on the table for its landscape unit. Please contact the permit counter for further information.

Authorized materials
The following materials are authorized for use as exterior siding on a building:

- brick with a minimum thickness of 75 mm
- ribbed or textured architectural concrete blocks
- glass
- marble or granite panels
- prefabricated or in-situ concrete panels, with projections, relief or ribs (architectural) and a minimum thickness of 75 mm
- cement parging on the visible part of the concrete foundation walls
- non-corrugated aluminium panel with a minimum thickness of 3.2 mm and concealed fasteners
- architectural panels prefabricated from mineral composite with a minimum material thickness of 6 mm
The last two materials are not authorized on residential or mixed-use buildings with three or fewer storeys.

Painting
It is prohibited to paint a wall siding made of masonry (brick, stone).
Paints that imitate or tend to imitate natural or artificial materials are also prohibited.
Murals
Painting a mural on the wall(s) of your building is permitted under certain conditions.
The mural:
- must be painted on the exterior wall of a construction
- must not be painted on a wall that includes the main entrance
- must not obstruct the openings on a building
- must not entail felling a tree
- must not be used to promote a product, service or establishment
Painting a mural is prohibited if your building or the area in which it is located has historic value (with the exception of school buildings).
